LANDLORD SERVICES

You are in control and only pay for the services that YOU decide you need!

For a small fee of $45.00 (paid for by your Tenant!) we will provide a complete Tenant Application & Screening Service for a Landlord trying to determine the credibility of a Tenant.

For an additional fee of $155.00 paid at the closing of your lease, we will work as a Transaction Coordinator and prepare the lease along with any disclosures mandated by law. We'll handle the closing of the lease so that all parties will know their responsibilities to each other and professionally handle the move-in details with your Tenant! We will set your Tenant up with direct deposit of their rental payment to your account.

For a Flat Fee of $199.00 paid in advance at the time the listing agreement is signed,  we will market your home/condo in the MLS (Multiple Listing Service) as an agent with a limited service agreement. The MLS is used by professional Relocation Realtors who access the database for rental homes for their Corporate Clients. In addition with an exclusive right to lease agency agreement, we would position your property with serveral other lead generated consumer sites like: www.realtor.com, www.moveinmichigan.com, and Yahoo Real Estate on a take turn basis along with www.hometowndigital.com the local newspaper, Observer & Eccentric's site!

Please Note: an exclusive right to lease agency agreement is required to receive representation in the consumer sites listed per our by-laws with our MLS provider. This would limit you in being able to market yourself but you would save significantly on the listing end of the transaction and still derive the exposure from those consumer sites. With our $199.00 Flat Fee only limited service agreement, we will direct all Realtor calls to you for scheduling of appointments and you will show your home to any consumer you've procured through your advertising. Note: if a Realtor procures a Tenant for you under an agency with a limited services agreement the customary commission is an additional 1/2 months rent paid to the leasing agent. (review terms & conditions in your listing contract). You are free to lease on your own and will not owe this commission if you are the procuring cause of your lease. Again only pay for the services you need.

Included in the MLS Flat Fee above regardless of the agreement you sign, we expose your home/condo to the Relocation Companies that routinely bring in Corporate Transferees through our dynamic web-site. This provides for optimum exposure of your rental home/condo.

If you prefer that we schedule the show appointments with the Realtors and provide valuble feedback on those showings we will provide that service for an additional $199.00 paid in advance at the time the listing agreement is signed.

Or you can choose our Traditional Service whereby we perform all of the above for a $199.00 fee paid in advance which is then deducted from the standard 1 month fee, paid at the closing of your lease.
